The Phases of the GhUSHI Project:
Building the Future of Student Accommodation
1. Pilot Phase: Initial Development at Key Universities

Objective:

The Pilot Phase focuses on the development of sustainable student accommodation at Ghana's top three universities—University of Ghana, Kwame Nkrumah University of Science & Technology (KNUST), and University of Cape Coast (UCC). This phase will directly address the current accommodation deficit faced by these institutions and ensure that students have access to safe, eco-friendly, and comfortable living spaces.

    • Kwame Nkrumah University of Science & Technology (KNUST, Ashanti Region)

    • University of Cape Coast (UCC, Central Region)

  • Estimated Number of Beds:

    • Total Bed Capacity for Pilot Phase: 19,380 beds

    • Accommodating students from diverse socio-economic backgrounds.

  • Eco-Friendly Construction:

    • Designed with sustainable materials, energy-efficient systems, and green building practices to reduce environmental impact.

    • Features like solar energy installations, water-saving systems, and rainwater harvesting sytems, ventilated screens/facades, voluminous courtyards and lush greenery / green roofs.

  • Project Components:

    • Student Accommodation: High-quality dormitories designed for undergraduates and graduate students.

    • Communal Spaces: Study rooms, recreational facilities, cafeterias, gyms, and other amenities to support student life.

    • Access to Scholarships: A need-based scholarship program will be instituted for 10,000 students enrolled in 4-year programs, helping them with housing, books, feeding, and academic logistics.

Milestones:

  • Land Acquisition and Approvals: Secured agreements with the universities for land use and permissions​.

  • Construction Timeline: Expected to begin in the next 6 months, with the initial buildings ready for occupancy within 3 years​​.

  • Project Impact: This phase aims to house thousands of students and create a safer, more conducive learning environment on-campus.

2. Expansion Phase: Scaling Up Accommodation

Objective:
After the successful completion of the Pilot Phase, we will begin the Expansion Phase, which will involve building an additional 35,000 beds across the three universities. This phase will also enhance the quality of life for students and ensure that the accommodation needs of all students are met.

Key Details:

  • Additional Accommodation:

    • University of Ghana: An additional 20,000 beds, including 15,000 for undergraduates and 5,000 for graduate students.

    • KNUST: Another 15,000 beds to meet the growing demand.

  • Sustainability:

    • Continue with eco-friendly construction practices and further reduce energy consumption, creating a more sustainable environment on campus.

    • Add more communal areas, such as study zones, cafes, and health facilities to support students' well-being.

  • Scholarship Expansion:

    • Increase the scholarship program to support 15,000 students across the three universities, covering housing, books, and feeding.


Milestones:

  • Completion of Phase 1 Construction: Once the Pilot Phase is successfully occupied, the Expansion Phase will commence.

  • Timeline for Completion: Expected within 4-5 years after the Pilot Phase.

  • Strategic Partnerships: Work with local and international donors and investors to secure additional funding for this phase​.

3. Long-Term Vision: Fully Integrated Campus Living

Objective:


The Long-Term Vision is to develop a fully integrated, sustainable, and technologically advanced student housing ecosystem at all three universities. This phase aims to meet the accommodation needs of over 160,000 students across these universities.


Key Details:

  • Modernization: Integrating smart technology into all accommodations for efficient energy management, security, and student services.

  • Fractional Ownership:

    • Once the accommodations are fully operational, fractional ownership will be offered to donors and stakeholders, allowing them to own a portion of the property and share in the profits generated from rental income.

    • This will provide passive income for investors and stakeholders who contributed during the donation phase.

  • Long-Term Sustainability:

    • Continue improving on sustainability measures, including green roofs, solar-powered energy systems, and rainwater harvesting.


Milestones:

  • Completion of Major Construction Projects: Expected over 8-10 years, with continued expansion into new universities if demand continues to rise.

  • Token Conversion: Once the project is complete, donations will be converted into tokens that represent fractional ownership, allowing contributors to benefit from the long-term success of the project​.

  • Community Engagement: Ongoing focus on enhancing the student experience through improved infrastructure and community-building initiatives.
